Planning Controls

  • Over the next two decades, the Sydney metropolitan area will need around 664,000 new homes to support an extra 1.6 million people who will be living here.
  • While many of these additional homes will be located in existing suburbs, some will be provided in new greenfield land release areas.
  • The Hawkesbury Local Environmental Plan (LEP) has been amended to expand the town of North Richmond to the west and develop an area known as Redbank to provide housing for around 3,900 additional residents over the next 10 years.
  • The precinct has been successfully rezoned to contain a mixture of urban zones – low density residential (R2), medium density residential (R3), large lot residential (R5) and neighbourhood centre zone (B1) – as well as recreation and environmental uses (RE1).

Employment

  • We are creating more than 570 new jobs each year from construction alone.
  • Once established, Redbank will contribute $473 million to the local economy, with 100 new local jobs expected, helping the Hawkesbury prosper.
  • The RSL Village and Redbank town centre will create new employment opportunities.
  • Additional employment opportunities are being created in Sydney’s north-west, including jobs in the Rouse Hill major centre and the Marsden Park Business Park.

Transport & Infrastructure

The value of the Redbank project is $1.8 billion, contributing more than $55 million towards the local infrastructure including:

  • New bus shelters.
  • Upgrades to surrounding local roads.
  • Improvements to the Bells Line of Road and Kurrajong Road corridor.
  • Construction of an alternative river crossing at Yarramundi.
  • Development of a 1.2km walking track from Peel Park to North Richmond centre.

Proposed Grose River Bridge

  • The Grose River Bridge is a critical piece of community infrastructure that will ease traffic congestion in the area.
  • We have offered $23.8 million to Roads and Maritime Services and Council to deliver the Grose River Bridge and are working closely with them to progress plans so we can improve traffic in the area.
