BELMONT – April 2018

The sales office has informed us that some purchasers are yet to organise their builders and surveyors to get access to Belmont. We have put a new request to the civil contractor and hope to have a date to you by the end of the week. This will allow your builders to do soil testing and finalise any plans for your dream home. Please keep an eye on Facebook for a notification.

If you are interested to have a look at your block yourself, it is possible to book a separate inspection time with our sales office to check out the progress. Please call 1300 289 733 to organise your inspection time.

All that remains in landscaping are some small areas of turfing, fencing in selected areas, fence staining, entry road statement and a general tidy up.

Endeavor Energy has now finalised all connections, testing and acceptance of the service, and you will be very happy to know that the street lights are now fully operational in Belmont.

NBN has granted practical completion for all Belmont lots and will schedule the fibre optic cable to be installed in the near future.

As frustrating as it is for Redbank Communities and purchasers alike, Sydney Water continue to commence their process for connection of utilities in Belmont. Sydney Water preferred contractor Diona continues to work inside the Sydney Water compound to carry out the electrical and overall water infrastructure upgrade works and sub-contractor Jonishan is working on the sewer connection, which are both vital for registration. Our project delivery team is working on preparing subdivision certificate for lodgement which will be lodged with Council as soon as we receive the final sign off from Sydney Water.
As noted in previous newsletters, when authorities complete their process of inspections and acceptance of their services, Council will issue the Subdivision certificate. The process after that are your lenders approval, lodgement to LPI and actual settlement.

We highly recommend not getting into a building contract until the announcement of registration. By law, our lawyers will have to contact your solicitors to notify them about settlement. We will keep you updated every step of the way through Facebook and email and you will have enough time to get prepared with your funding and locking in a builder.
