Project Update – December 2021

This year has been a very busy year at Redbank North Richmond, and we are expecting an even busier year in 2022 in terms of delivery.

All civil construction for the Redbank Village Centre site is now complete. Although we have finished building all roads and the temporary car park in the village centre precinct, we have had major delays due to wet weather conditions (La-Nina) and were unable to make a start on the construction of the boardwalk, playground, and the open space. We are hoping that the site will dry during the Christmas holidays, and we can start construction in January, with the Café/Restaurant building to start in March 2022 weather permitting.

We plan to start construction of the veterinary hospital building in February, subject to weather conditions.

The Promenade open space works will commence in March 2022, delivering more bike paths, 2 children’s playgrounds, and more pathway connections.

Our community has shared their concern regarding speeding issues along Yobarnie Avenue, and we are happy to announce that in March 2022, we are expecting to start installing traffic calming measures along this main boulevard, weather permitting. The measures will include a small mountable roundabout near the Rawson Display home, mountable kerbs and a pedestrian crossing connecting the future child care centre to the village centre precinct.

Our team is finalising the planning application for the Grose River Bridge, and we are lodging the planning application in Council before Christmas this year.

As part of this bridge project, Redbank Communities will be building a brand-new roundabout at the intersection of Grose Vale Road and Grose River Road. The early works for this roundabout are anticipated to start in May-June 2022 subject to weather conditions and Council sign off. As part of the project, Redbank Communities will also be resurfacing Grose Vale Road and improving grass verges along the road. These works are scheduled between July 2022 to November 2022, weather permitting.

In the new year, we are submitting the development application for the remainder of the Redbank site, known as Southern Valley, which will include 377 land lots.

Over the years we have had numerous complaints regarding water pressure in the estate, and to everyone’s relief, we now have finalised our commercial agreement with Sydney Water to remediate the issue. Redbank Communities has committed to providing upfront funding of $17.8 million for two new water reservoirs on Grose Vale Road which will improve water pressure for the whole of Redbank Estate. The Sydney West Delivery team from Sydney Water has already started preliminary works for these reservoirs and they are scheduled to start the construction works next year and finish by 2023.

As part of our Voluntary Planning Agreement (VPA), Redbank Communities will also upgrade Peel Park in 2022. We will be delivering new car parking, cricket practice nets, netball courts, two cricket ovals, lighting for training facilities, upgraded toilet facilities, upgraded off the leash dog park, hardstand area for scooter practice and many more elements that will benefit the whole North Richmond community and beyond.

Last but not the least, we are proud to announce that we now have sold out on the final stage of the Kingsford Smith Village, and we expect to have all the retirement homes built and delivered by March/April 2022.

Overall, we have an extremely busy year ahead of us with an extensive delivery program, and we aim to keep you all in the loop with all the updates as we receive them. With all the planned infrastructure and future upgrades to community facilities, we are constantly adding value to our project which is highly beneficial for your property value in Redbank North Richmond. Together we are building something that we all can be proud of.

RIDGETOPS
With panoramic views and an average block size of 700m2 across the stage, Ridgetops was our final release of land for 2021 at the Redbank Estate with no new land being released to the market for another minimum of 12 months.

The bulk earthworks for Ridgetops are now complete and our civil contractors JK Williams have already formed all the roads within the precinct.
Registration for Ridgetops is anticipated to take place in March 2023, subject to final sign off from authorities, and weather conditions during civil construction.

SOUTHERN HEIGHTS
We are extremely happy to announce that registration for the first stage of the Southern Heights precinct is tracking well ahead of schedule, and we are expecting these blocks will be ready for registration between April & June 2022 subject to Hawkesbury City Council sign off.

Our team was originally expecting registration to be in October 2022, however we have managed to pull forward this date which is fantastic news.
We would like to congratulate you on being one step closer to your dream lifestyle at Redbank North Richmond, and we would like to thank our delivery team and our civil contractor, JK Williams, for working tirelessly for the last few months to make this happen.

As settlement has now been pulled forward, we suggest you contact your broker or bank to start getting everything in order for settlement. The process of obtaining finance can take some time, so please reach out to our sales office if you require any assistance.

Please inform your lenders that valuers will not be able to access Southern Heights until February next year when civil construction is completed. Access is strictly by appointment only and can be organised through our sales team on 1300 289 733.

Closer to the registration date our lawyers, Thomson Geer, will be contacting your conveyancers notifying them of registration.

Sandstone Arch is a really busy place right now, with the majority of houses under construction and a lot of action from a variety of builders. Congratulations to all future residents who have made good progress on their dream homes in this precinct.
