Amidst the spread of coronavirus, the past few months have seen increased speculations of an Australian recession, a slowdown in business activity, and billions of dollars wiped off the Australian share market. It has many asking what the impact of the coronavirus would be, on the Australian residential property market. We are living in uncertain times, but we will see our way through this pandemic together.
We wanted to let you know about some rational opportunities that sit right in front of you while everything seems to be coming to an end. With stocks falling and business slowing, the return on our money is volatile and fickle at best.
What the news hasn’t reported is the increased enquiry and purchase of land sales in master planned estates in recent weeks. In North West Sydney and South East Queensland, projects have been inundated with purchasers locking their money into land that is in well-designed master-planned estates, and have future infrastructure spend locked in. We have seen sales take off and new stages selling out in a matter of hours in well-planned projects that have plenty of upsides. Redbank amazingly has had one of the busiest recorded weekends in 12 months and a 50% increase in enquiry over the past two weeks.
NSW has a $90 billion dollar infrastructure plan being rolled out and the Hawkesbury region have secured $375m of locked in spend on new roads, bridges and upgrades to community infrastructures. This places Redbank North Richmond in the box seat for long term capital growth. Our major points of difference are we offer larger lots, wider frontages, open parkland space and unmatched community. In these times of change, our community needs to stay connected and look after each other. It's time for us to be peaceful, supportive, resilient and respectful of each other to get through this. It is looking more and more likely that all the exciting community activities we had planned for you all will have to be cancelled or postponed due to social distancing in place. Our community team is working hard to come up with some fun activities that you and your family can engage in during this isolation period. Meanwhile, please look after yourselves and look out for each other in the community; help out if anyone needs help. Check in on your neighbours and see if they are doing OK. In the development side of things it’s business as usual for our team, and we are pushing forward with all the constructions on site, the detailed design planning for the shopping village is underway, and we are working closely with Hawkesbury City Council to get the DA out for the next stage of the development.
There will always be someone on the ground from our side to take care of the day to day businesses. Some of us are working from home to keep social interaction to a minimum, but we are always just a click away if you need anything.

Congratulations to Yeomans Release 4 purchasers! Yeomans Release 4 lots are now registered. We would like to thank everyone involved in this process and special thanks to LRS for a record turnaround of less than 24 hours in registering these lots.

With families moving in and landscaping being finished, Yeomans is looking less like a construction site and more & more like a neighbourhood every day.
As you all know, Redbank Communities is providing a 3-month extension to all landscape rebates in Yeomans due to the level 1 & level 2 water restrictions.
So, instead of needing to complete the construction of your new home and landscaping within 18 months from the original date of settlement with the developer, Redbank Communities has now allowed a total of 21 months (extension of 3 months) from the original date of settlement to complete your home and landscaping and apply for your rebate. The rebate application form can be found on the last page of the Design Guidelines.
Redbank Communities understands the significant investment you have made in your home and landscaping, and therefore is granting the extensions to ensure that you have the best opportunity to establish your new garden. We work very closely with the Compliance Team at Hawkesbury City Council, and they will be doing regular inspections on the building sites to ensure rubbish is discarded or stowed correctly. Compliance officers will be issuing infringement notices to untidy work sites.

More homes in Belmont have now finished since our last update. The homes are looking absolutely stunning, and we welcome you once again to the Redbank family!
We have noticed a few cases of vandalism in Bel Park which were reported to us by some of the residents. This is not uncommon for a new development when most of the homes are under construction, however, like we have found in some other stages, once people start moving into their homes, it creates more community surveillance, and the incidents cease to happen. If you are living in Belmont already, we encourage you to keep an eye out for any suspicious activities. If you come across anything, we encourage you to report to the local Police and Crime-stoppers.
As you have probably noticed, all the earthworks and other civil works is now complete for the new Belmont East precinct. This is the final piece of the puzzle that completes Belmont and create the connection between Belmont and the rest of the Redbank estate through parks and walking tracks. It is already looking absolutely fantastic and we are looking forward to seeing all the landscaping being complete around the blocks and the fire trails which goes all the way to Yeomans Park through our Ploughmans precinct. We have had a few delays with rain and the recent Covid 19 related issues, but we are well and truly on track for registration in May 2020.

PLOUGHMANS
We are very happy to announce that all civil works for Ploughmans are now complete. As you have probably noticed already, our contractors are well underway with all the landscaping works. These works include the streetscape, the park, and the fire trail that connects Yeomans Park to Belmont. The new park will be something that we all can be proud of and it will include multiple children's playgrounds and work-out stations and will form a key recreational space for the development. We are looking forward to this park being open in the near future for everyone to enjoy, and we cannot wait to show you all as it gets installed over the next few weeks. We are anticipating registration to take place in May 2020 with settlements shortly after.
